Q: How much is your site rental, and what services does it include?
A: Site rental
is $390-400/month and includes water, sewer and weekly garbage collection.
Sites have all underground utilities, including cable TV. Community
roads and common areas are maintained by our staff. Individual site
maintenance (lawn mowing and drive/walk snow removal) is the responsibility
of the resident(s).
Q: What about real estate taxes?
A: Your new manufactured home is not taxed as real estate. You will receive a "mobile home privilege" tax bill directly from Boone County. This amount varies from approximately $60/year to $250/year based on the square footage and age of the home. There is a 20% discount for residents 65 years of age and older.
Q: Does your community allow dogs?
A: We allow only one pet per site. It must be under 80 pounds. When outside, it may be exercised on a leash, with the owner in attendance. No tie-outs are allowed. No animals are allowed to run free. We expect residents to clean up after their pets.

Q: How are the new home sites developed?
A: All new homes are set on full concrete slab foundations. We include concrete patios and walks and drives. Our community development is superior to most newly constructed neighborhoods.
Q: Do you offer steps, skirting?
A: All our sectional homes include both front and rear steps. All our new homes are completely vinyl sided, to ground level, eliminating the need for troublesome "skirting."
Q: Do you landscape each site?
A: Not only do we final grade and sod each site, we also include a tree on each site and a streetlight on every other site.
Q: Are your new homes warrantied?
A: Yes!! All our newly constructed homes include a full 1 year warranty through the manufacturer of the home..
